The Singapore Land Authority (SLA) is searching for a "creative entrepreneur" to transform a former swimming complex for recreational and commercial purposes.
This is the first time SLA is putting up the site at 19 Aroozoo Avenue, Paya Lebar Swimming Complex, for tender.
The property, which is located near Kovan and Upper Serangoon Road, has a land area of 6,578.5 square metres, with 20 per cent of the gross floor area available for commercial uses.
In addition to the swimming facilities - consisting of a 50-metre, eight lane pool and a 35-metre shallow pool - the site also has a spectator stand, an office-retail block and a shelter
The tenure is on an initial term of three years and is renewable on terms up to 2017. SLA said the site has an indicative guide rent of $12,900.
SLA expects a keen market response, as the ideal location of the site will promise potential tenants a large draw of residents from the eastern reaches of Singapore.
The site is surrounded by private residential buildings and within walking distance to a neighbourhood park and an upcoming adventure park in Paya Lebar.
"The site has the potential to be adapted for other sports and recreational use. The successful bidder could continue to provide water-based facility as well as land-based activities. Other proposals for the site will be considered, subject to the approval by the various planning agencies," said Mr Simon Ong, SLA's Director of Operations.
"In recent years, creative adaptive reuse of State properties has added to the vibrancy of sectors including sports and recreational with some economic viability."

SLA will also be conducting a site show-around on 14 September 2007. Those keen to visit the site can also call the SPIO hotline. The tender will close on 28 September 2007.
